On Using Brokers
If you're going to work with a broker, Work Smart.
Working Smart means that when you visit your broker have your personal and customized Rent-Direct.com list of apartments with you. Instruct your broker to only show you his or her NO FEE or "exclusive" apartment listings (listings exclusively held by that particular broker, i.e., no one else has that listing). Cross reference your Rent-Direct.com list with the addresses the broker wants to show you to eliminate any "open listings" (non-exclusive apartment listings).
If you let brokers dupe you into seeing their open listings you run the risk of having to pay a broker's fee on the very same apartments you could have rented through Rent-Direct.com without the FEE.
We have the same open listings your broker has plus many of our own exclusives that aren't listed with any brokers, other websites or in newspapers. In fact, we have more open listings than any broker in New York.
Now, if your broker shows you the perfect apartment, and we don't have it in our inventory, count your lucky stars, pay the fee and rent it. You just found a "needle in a haystack" apartment, and the broker earned his or her commission!
Fee Fact
In Manhattan, and a few other neighborhoods in Brooklyn such as Brooklyn Heights and DUMBO, a typical broker's commission is almost two months rent! Everywhere else a typical fee is one months rent. Ouch! |
